ALERT!! ROOFING ALERT!! MESSAGE FROM AMBER FINAU PROPERTY MANAGER... Aloha Owners and Property Managers of Building #4, Pursuant of the board of directors approval to purchase all the materials for the roofing project and try to get all of the remaining roofs completed in 2025, the schedule for the roofs has been expedited as the roofing contractor has just received the materials. AAA Roofers will begin tearing off the old shingles on your building on Monday, April 28 at 9:00am. Notices will be posted at your building the Friday prior. The entire roofing process can take anywhere between 2.5 - 3 weeks (weather permitting). The first week (Monday, April 28 - Friday, May 2) will be the most disruptive and intrusive portion of the roofing project. Roofers will be tearing off the old shingles from the back half of the roof (golf course side). It will include dump trucks directly behind the units most times limiting access out the back lanai. Safety precautions will be taken with caution tape and men posted around to redirect pedestrians. Once the old shingles are removed they will be applying waterproof underlayment that will watertight the roof until they go back after tearing off the front side old shingles in the second week. The second week (Monday, May 5 - Friday, May 9) will include the same process as the first week, just at the front of the unit. It will also include the loading of the new shingles using a boom truck that will be at the front of the unit. We may need to cone off a few parking spots for the day to make room. The third week (Monday, May 12 - Friday, May 16) will be the applying of the roofing shingles. It will not be as invasive as week 1, but the roofers use an air compressed nail gun that is loud. There have been reports of nails penetrating ceilings, this is normal and if it does occur please let me know and we will schedule a time for maintenance to come by and cut those. Building 4 has a relatively smaller sized roof so the process could be quicker but the above timeframe is the worst case scenario and I think is best to plan for.

Kuilima Estates West is a Condominium of 200 units built on the Fazio golf course of the Turtle Bay Hotel when the hotel was built By the Dell Web Corporation. We are a group of owners that are independent of the hotel and are located about a 5 minute walk away from the hotel or the beach. It is an amazingly comfortable tropical place on the North Shore of Oahu. We are out in the country, not in Waikiki.  It takes roughly an hour to drive from the airport or Waikiki and you can drive along either the spectacular windward coast through the towns of Laie and Kahuku or through the middle of the island through the pineapple fields and past the famous North Shore surfing spots of Waimea Bay, The Banzai Pipeline (near Ehukai beach) and Sunset Beach. Sunset Beach is located approximately 10 minutes away. The Kuilima Estates West property has tennis (and pickle ball) courts, a basketball hoop if the tennis courts are not busy, three beautiful swimming pools (one designated as a tranquility pool for quiet relaxing swimming), professionally landscaped grounds and a quiet residential atmosphere. Approximately 25% of the units are occupied by full time residents who appreciate the peace and quiet of their North Shore paradise.

There are a number of good restaurants nearby in addition to those at the Hotel.  LeiLei’s, very close, at the golf course has excellent grilled meat, fish and salads.  They can be eaten there or taken out.  Pounders in Laie at the Polynesian Cultural Center is a comfortable family style restaurant with a good bakery.  The Seven Brothers has delicious hamburgers and fish sandwiches and Ted’s bakery pies are famous along with their local style ‘plate lunches’.  If you want to cook your own fish, Ken’s fish market near Laie  has wonderful fresh local fish.  Check whether they are open – Ken fishes regularly.  If you like fresh garlic shrimp nearby restaurants thrive along the Kamehameha hiway on the way to Kahuku. If you are looking for organic local dishes check out The Country Eatery, Raised By the Waves or Kahuku Farms all within a short drive.  There is an also a large “Foodland” supermarket (closed Sundays) in Laie about 10 minutes away. There is another “Foodland” about 15 minutes away driving toward Haleiwa that is open on Sundays.
