ALERT!! ROOFING ALERT!! MESSAGE FROM AMBER FINAU PROPERTY MANAGER...
Pursuant of the board of director’s approval to purchase all the materials for the roofing project and try to get all of the remaining roofs completed in 2025, the schedule for the roofs has been expedited as the roofing contractor has just received the materials.
AAA Roofers will begin tearing off the old shingles on Building 3 (Units 21-30) on Tuesday, May 13 at 8:00am. Notices will be posted on that building today.
The entire roofing process can take anywhere between 3-4 weeks (weather permitting) due to the size of the building. The first week (Tuesday, May 13 - Friday, May 16) will be the most disruptive and intrusive portion of the roofing project. Roofers will be tearing off the old shingles from the back half of the roof (golf course side). It will include dump trucks directly behind the units most times limiting access out the back lanai. Safety precautions will be taken with caution tape and men posted around to redirect pedestrians. Once the old shingles are removed they will be applying waterproof underlayment that will watertight the roof until they go back after tearing off the front side old shingles in the second week. The second week (Monday, May 19 - Friday, May 23) will include the same process as the first week, just at the front of the unit. It will also include the loading of the new shingles using a boom truck that will be at the front of the unit. We may need to cone off a few parking spots for the day to make room. The third week (Monday, May 26 - Friday, May 30) the roofers will not be working this week on the roofs as it will be a short week due to the Memorial Day holiday. The fourth week (Monday, June 2 - Friday, June 6) the roofers will be applying the new shingles. It will not be as invasive as week 1, but the roofers use an air compressed nail gun that is loud. There have been reports of nails penetrating ceilings, this is normal and if it does occur please let Amber Finau (Resident Manager) know and she will schedule a time for maintenance to come by and cut those.
Building 4 has a relatively smaller sized roof so the process could be quicker but the above timeframe is the worst case scenario and I think is best to plan for.
